Selling a rental you are done with
Yes, you can sell a rental house to us as-is, with tenants in place or after a tenant has left it worn out. We buy directly, charge no commissions, and can take over the mortgage payments, so you can stop being the landlord on a schedule that works for you.
When is a rental worth walking away from?
Most landlords did not set out to dread their own property. It builds up. A repair call at dinner. A vacancy that runs longer than planned. A house you manage from far away, or one that has simply cost more to keep than it has been worth to you.
If you read that and nodded, you are not failing. You are at the point where owning the house takes more than it gives. Selling on your terms is a reasonable next step.
What happens to my tenants?
A lawful tenancy generally continues with the house when it changes hands. We follow the tenant protections that apply in the city and state where the house sits, and these differ a great deal from place to place. If you have a good tenant, a sale can protect their home. If you have a difficult situation, tell us early and we will say plainly what is possible.
Do I need to pay off the loan to sell?
No. If your rental has a mortgage, a Subject-To purchase can let us take over the payments instead of requiring a payoff at closing. If you own it free and clear, seller finance or a straightforward purchase may fit better. We review your numbers and explain each path. Ask your tax advisor what a sale means for you, since we do not give tax advice.
What if the house is worn out?
That is common with long-held rentals. We buy as-is, so you do not need to repaint, replace floors or fix deferred repairs before you hand it over.
Where does the rental go next?
A tired rental can have a second life. We prepare houses that meet our spec as co-living homes and lease them whole to nonprofit and community housing partners. The house keeps sheltering people, now with a program around it.

Can I sell a rental with tenants still living in it?
Often, yes. A lawful tenancy generally stays with the property, and we follow local and state tenant protections. Tell us the lease terms and we will say plainly whether it works.
Do I have to evict first?
Not necessarily. Tell us what is going on at the property and we will tell you honestly what is possible. We are not a law firm, so talk to your own attorney about any tenant dispute.
