A house someone has to sell becomes a home someone needs.
Marcus Property Group is a family-run company in Los Angeles. We buy houses from owners who need to sell, on terms that fit their situation, then lease them as co-living homes to nonprofit and community programs.
I need to sell a house
We can take over the payments, buy on terms, and close on your timeline. No repairs, no commissions, no pressure.
See how selling worksI run a program that needs houses
We provide turnkey 4-plus bedroom homes on a master lease. You run the program, we handle the house.
See how partnering worksWhat happens to the house after you sell it?
The same house walks through both doors. Here is the path, so a seller knows where the house goes next and a partner knows where it came from.
- A hard seasonAn owner cannot keep a house. It may be inherited, behind on payments, or a rental they are done with.
- A fair deal on termsWe take over the payments or buy on terms. The owner is out from under the weight, with dignity.
- A house made readyWe prepare it as a turnkey co-living home. Four or more bedrooms, near public transit.
- Residents move inA housing partner places residents and runs the program. We stay the landlord.
Which kind of house are you trying to sell?
Every situation is different. These are the ones we hear most, each with a plain-language page of its own.
An inherited house
A parent or relative passed and the house is now yours to deal with.
Behind on payments
The mortgage has fallen behind and you want options before it gets worse.
A rental you are done with
Tenants, repairs and calls at night. You want out without a fight.
A house that needs work
You cannot afford repairs and do not want to stage or show it.
A house in probate
An estate is moving through the court and the house is part of it.
What kind of program are you running?
We lease whole houses to vetted nonprofit and community operators. You place residents and run the program. We provide and maintain the house.

Transition-age foster youth
A stable address for young adults aging out of care.

Home-style living with room for care to come in.
How does creative finance work, in plain words?
Most people think a house sale means listing it, fixing it up and paying an agent. Creative finance is another way to sell. We structure the purchase around your situation instead of asking you to fit a bank's checklist.
Subject-To. We buy the house subject to your existing mortgage. The loan stays in place and we take over making the payments.
Seller finance. We buy the house and pay you over time, on terms we agree on together.
Lease option. We lease the house with an agreed right to buy it later.
We never use wraparound mortgages. Every approach has trade-offs, and we explain them before anything is signed.
Where do you buy and lease houses?
Six regions, from our home base in the San Fernando Valley to the Southeast.
Not sure your area is covered? Ask us. We would rather tell you honestly than guess.
Two doors, one mission.
We believe in providing affordable housing options for those with the most needs.
A family-run company can afford to be patient. We buy houses in a way that helps the owner, then put those houses to work for people who have run out of options. The seller gets relief. The resident gets a door that locks and a place to start. The partner gets a house that is ready.
Questions people ask first
Short answers here. The full list is on the FAQ page.
Do you charge sellers fees or commissions?
No. We buy directly, so there are no agent commissions and no fees charged to the seller. Every offer is based on the specific property and situation.
What does Subject-To mean?
We buy the house subject to the existing mortgage. The loan stays in place and we take over making the payments. We explain the risks, including the due-on-sale clause, before anyone signs.
Is Marcus Property Group a nonprofit?
No. We are a family-run real estate investment company. We lease whole houses to vetted nonprofit and community operators who run the programs.
Do you run the recovery or housing programs?
No. We are the landlord, not the operator. Our housing partners place residents and run the program. We provide and maintain the house.
