Marcus Property Group

Senior living in a house, not an institution

We lease whole co-living houses to operators who run senior living and assisted living in a home setting. The operator holds any care license and provides the care. We provide the turnkey house near public transit and stay the landlord.

Why a house for senior living?

Some older adults do better in a smaller, more familiar setting. A kitchen they can smell from their room. A garden or a yard. A handful of neighbors who know their names instead of a hallway of strangers.

A home setting is not right for everyone, and your team knows which residents it suits. What we offer is the house that makes the model possible.

What makes a house suit senior living?

Layout comes first. A bedroom and bathroom on the ground floor, doorways wide enough for mobility aids, and entrances that are easy to use all matter. Not every house has them. We say so plainly, and we talk about what a given house can and cannot support before a lease.

Nearness to public transit helps too, for visiting family, staff and outside appointments.

Who provides the care?

The operator does. Marcus Property Group is not a licensed care provider. Licensing for residential care homes differs by state, and the operator confirms what the house must meet. We cannot promise a house will qualify, but we will walk through it with you so you can check it against your license.

Questions from senior living operators

More on the full FAQ.

Will the house meet assisted living licensing requirements?

Licensing standards differ by state and are set by the licensing agency, not by us. We cannot promise a house will qualify. We walk through the house with the operator so you can check it against what your license requires.

Can the house be modified for accessibility?

That is handled case by case and discussed in the needs step, before a lease is written.
