Marcus Property Group

Turnkey homes for the programs that need them

Marcus Property Group leases whole co-living houses to vetted nonprofit and community operators on a master lease. You place the residents and run the program. We provide the house and stay the landlord, not the operator.

How does a master lease work?

A master lease is one lease for the whole house. Instead of renting room by room, your organization leases the entire home from us. You decide who lives there, set the house rules for your program, and carry the day-to-day work of running it.

We handle the house itself, as the landlord, in the way the lease sets out. That split is the point. You focus on residents. We focus on keeping a good house available.

The details of each lease are specific to the house and to your organization, so we write them with you.

What Marcus Property Group provides

  • A turnkey house that meets our spec.
  • The role of landlord, as set out in the lease.
  • A direct line to a family-run team, not a call center.

What the housing partner provides

  • The program, the staff and the rules of the house.
  • Resident placement and day-to-day management.
  • Any license or approval your program needs in its state or city.

What does the house look like?

Every house we lease to a partner meets the same basic spec.

  • 4 or morebedrooms
  • 2 or morebathrooms
  • 2,000 or moresquare feet
  • Near transitclose to public transit
  • Turnkeyready for residents

How do we get from a conversation to a lease?

Four steps. You can pause or stop at any of them.

  1. A conversation

Tell us about your organization and the program you run or want to start.

  2. Your needs

We talk through location, size, accessibility, and anything specific to your residents.

  3. A house

We look at the houses we have or are preparing and see whether one fits.

  4. The lease

We write the master lease with you, so both sides know their roles.

What are we not?

We are not a nonprofit, a care provider or a program operator. Marcus Property Group is a family-run real estate investment company. We are not a brokerage or a lender either.

That clarity helps. Your program keeps its identity and its license, and the house has a landlord who understands that a home for people in need is not an ordinary rental.

Where this house comes from matters too. Many of our houses start with an owner who needed to sell. Read the seller side of the story.
