Sell an inherited house without the weight of it

Yes, you can sell an inherited house to us as-is, even if it is full of belongings, in another state, or still has a mortgage. We explain your options in plain words and close on a timeline that leaves you room to grieve and to sort things out.

Why does an inherited house feel so heavy?

A house you inherit is rarely just a house. It holds a parent's kitchen, a childhood bedroom, a lifetime of paperwork. At the same time the bills do not wait. Property tax, insurance and utilities keep coming, and an empty house needs someone to look after it.

If you live far away, that care falls on you from a distance. If several relatives share the inheritance, every decision takes a conversation. Many people tell us they are not trying to get the most out of the house. They want to stop carrying it.

What if there is still a mortgage on it?

That does not close the door. If the loan is still in place, a Subject-To purchase may let us take over the payments while you are released from the worry of making them. Whether it works depends on the loan and on who holds legal authority over the house. We look at the statement with you before suggesting anything.

What if more than one person owns the house?

Everyone who owns the house has to agree to sell it. We are glad to talk with all of you, together or one at a time, and we explain things the same way to each person. We do not push anyone to move faster than the family is ready to.

Where does an inherited house go next?

When we buy a house like this, we prepare it as a turnkey co-living home. Then we lease the whole house to a nonprofit or community partner who places residents and runs a program. For many families, knowing that a parent's house will shelter people who need it brings some peace.

We cannot promise how any one house will be used, since that depends on the house and on the partner. We can tell you the path houses like yours usually take.

Questions about inherited houses

See the full FAQ for more.

Do I have to clear out my parent's belongings first?

No. We buy inherited houses as-is, with furniture and belongings inside. You can take what matters to the family and leave the rest.

Can I sell if the house is not in my name yet?

It depends on how title is held and on your state. If the house is still in the name of the person who died, an estate process may need to happen first. An estate attorney can tell you where you stand. See our page on selling a house in probate.
