Behind on your mortgage? You still have options
We can often buy a house that is behind on payments. In a Subject-To purchase we take over the mortgage payments, which may help bring the loan current when the loan and the numbers allow it. The earlier you talk to someone, the more options there usually are.
What does being behind mean for your options?
Falling behind is common, and it is rarely a sign of carelessness. A job ends, a medical bill lands, a family changes. The letters from the lender start, and each one is harder to open than the last.
The rules around missed payments differ by state and by loan. What does not change is this: options narrow as time passes. Speaking up early keeps more of them open, whether you talk to us, to your lender, or to a housing counselor.
Can you stop a foreclosure?
Not by ourselves, and we will not tell you otherwise. A lender or a court controls that process. What we can do is look at whether a purchase that takes over the payments makes sense before the process goes further. If it does not fit, we will say so and point you to other help.
How would taking over the payments work?
We review your loan statement and the amount owed. If a Subject-To purchase fits, you sign the house over to us, the loan stays in place, and we begin making the payments. The amount needed to bring the loan current is worked into the deal. You can read the long version on our how it works page.
Because the loan stays in your name for a time, we explain exactly what that means for you before you sign. Most mortgages also have a due-on-sale clause, and we cover that too.
When is this not the right fit?
It may fit when
- The loan is still in place and can be taken over by payments.
- You want out of the house and the payment.
- There is time to review the numbers properly.
It may not fit when
- A legal deadline is so close that no deal can be completed.
- The amount owed is far beyond what the house can support.
- You would rather keep the house and need a repayment plan instead.
Questions about falling behind

Will selling to you fix my credit?
We cannot promise a credit outcome. Late payments already reported stay on record. Bringing the loan current can stop new late marks, and in a Subject-To deal the loan stays in your name, which we explain before you sign.
Do I have to catch up on payments before talking to you?
No. You do not need to be caught up to start a conversation. The amount owed is part of what we review.
