Marcus Property Group is a family-run real estate company in the San Fernando Valley, Los Angeles, founded by Charlie Kaine. We believe in providing affordable housing options for those with the most needs.
What is the two-door story?
Every house we buy passes through two doors. The first belongs to the owner who needs to sell. Maybe the house was inherited, or the mortgage got ahead of them, or the rental stopped being worth the worry. We meet them there and offer a fair deal on terms, with no repairs and no commissions.
The second door belongs to a housing partner, a nonprofit or community operator running a program for people who need a stable place to live. We prepare the house and lease it whole, so the program can do its work.
It is one house and one mission. The house that was a burden for one family becomes a home for others.
Who is behind it?
Charlie Kaine founded Marcus Property Group. He is a Los Angeles photographer who turned to housing, and he still looks at a house the way a photographer looks at a frame, with attention to what is really there. Marcus Property Group is a family business, and the family's values are the company's values.
Our credentials are short and true. We completed the SubTo creative-finance program and we are members of its Owners Club. We are based in Los Angeles. We are family-run.

Plain talk
We explain terms in words anyone can follow, including the risks. If it cannot be said simply, we say less and ask more.
Dignity
A seller in a hard season and a resident in a hard chapter are both people first. We treat them that way.
Patience
We are a family company, not a volume machine. We let a conversation take the time it needs.
Accountability
We are the landlord and the buyer, and we answer for both. If something about a house is wrong, we want to hear it.
What we are, and are not
Marcus Property Group LLC is a real estate investment company. We are not a brokerage, a lender or a licensed care provider. We do not run the programs in our houses. Our housing partners do that, and we respect the line.
We also never use wraparound mortgages, and we do not make promises we cannot keep.
